Who we are

Since 2004, Peregrine's founders have helped clients exchange over $250 million from real estate into royalties.

Peregrine 1031 Energy Partners assists clients who are looking to diversify part or all of their 1031 exchange proceeds into more than traditional real estate, especially with the low cap rates we are seeing in the market today.

Over the past two decades, the founders of Peregrine have established relationships with mineral rights owners around the country, which provide a consistent pipeline of oil and gas royalties available for acquisition by cash and 1031 investors.

We've worked with clients from all 50 states and have helped source royalty properties around the country, including Alaska, Texas, Oklahoma, Pennsylvania, Colorado, and North Dakota.

Wolf has worked in the oil and gas royalty sector for nearly 15 years, deploying over $400 million into energy assets across his career. At Peregrine he partners with private equity firms, family offices, and high-net-worth individuals sourcing institutional-quality energy assets for both cash and 1031 exchange investments.

He began at Noble Royalties, Inc., where he spent 11 years (2003–2014) in roles including Campaign Fund Manager, Director of Investor Relations, and Senior Vice President of Sales — working with the broker-dealer and RIA community on 1031 exchange investments out of real estate into producing oil and gas properties.

CJ co-founded Peregrine and leads acquisition and underwriting. With over $125 million deployed into energy assets at Peregrine, he sets strategic direction alongside his work on individual transactions.

Before Peregrine, CJ spent a decade in management consulting and information technology, leading multimillion-dollar implementations of digital-oilfield technology and data-management solutions across oil and gas, education, government, and finance.

Josh Prier

Josh runs the Denver office and has spent the last decade in the oil and gas royalty sector, working alongside hundreds of royalty owners across most major U.S. basins — representing more than $250 million in transactions. At Peregrine he leads origination, evaluation, analysis, and acquisition of oil and gas properties, with a focus on Rocky Mountain plays where surface ownership, severance, and operator coverage require local knowledge.

Before Peregrine, Josh began his oil and gas career at Noble Royalties (2006–2015), serving first as Director of Marketing and then on the Acquisition team — sourcing, evaluating, and negotiating acquisitions in the royalty market nationwide.

Matt brings a reservoir engineer's lens to Peregrine's acquisitions. With a background evaluating producing oil and gas assets, he works on the reserve assumptions and decline-curve analysis behind how the firm values a mineral or royalty interest. He holds a degree from SMU's Cox School of Business and is based in the Dallas office.

Catherine Bradley
